Primary Responsibility:
Perform maintenance requests (called in service requests and preventative maintenance items) for the apartment community

Essential Job Functions:
• Work with Service Manager on the completion of service requests, vacant apartments, property and amenity repairs, preventative maintenance, shop standards, etc.
• Complete all service requests with 24 hours; tracking and logging service requests
• Provide interior and exterior building maintenance
• Respond and resolves emergency maintenance calls for all after hour calls
• Complete all required property inspections (gate, security, fence walk)
• Assist with “punching out” make ready apartments
• Assist grounds man in maintaining curb appeal
• Responsible for use and care of property tools, equipment and supplies
• Must present a neat and clean image appropriate to the duties, working conditions and safety requirements of the job

Physical Requirements:
• Must be able to use various hand tools and test equipment
• Must be able to bend, stoop, and kneel for extended periods of time
• Must be able to push and pull up to 300 pounds on wheels
• Must be able to lift up to 100 pounds
• Must be able climb ladders of up to 10 feet in height
• Must be able to use a hand-truck
• Must be able to use both hands while performing various functions of the job

Job Requirements

Education, training, experience:
• Knowledge of the maintenance field including HVAC, electrical, plumbing, appliance repair, minor carpentry and pools
• Must possess strong skills in all areas of repair and upkeep
• Ability to train less experienced technicians
• Must be EPA certified, HVAC mandatory
• Good customer service skills
• Troubleshooting and problem solving skills
• Must have a valid driver’s license and dependable transportation (i.e. a truck or van capable of carrying tools and parts)
• Must have own tools
• Position requires ability to be on call
• Ability to handle multiple assignments and to meet deadlines
• Possess strong work ethic and customer service skills
• Must be able to work independently as well as in a team environment
• Must be able to read and understand the following: service requests, chemical mixers for pools and other chemical uses, hazard warning labels on any chemicals or products used in the operation of the maintenance department, wiring schematics and wiring diagrams

• High School Diploma or GED and/or 3 plus years of maintenance experience in an apartment community
• Related technical coursework and/or professional certification (CAMT)

Other Skills/Abilities:

Required to wear pre selected uniform provided by the company
Must wear back brace at all times
Must follow all posted safety and hazardous procedures and standards
Must maintain professional and technical knowledge by attending training classes
